The five pricing models
Almost every transaction coordinator tool prices in one of five ways. The same business can be cheap on one model and expensive on another.
1. Per user (per seat)
You pay a monthly fee for each person who logs in. Open to Close ($99/month for the first user, then $69 per additional user), Dotloop Premium ($34.99/month) and AFrame (from $54/user/month) work this way. It is predictable for a solo coordinator and grows in a straight line as you hire. Watch for whether agents or assistants need paid seats too.
2. Per deal (per credit)
You pay for each transaction you run. ListedKit charges $14.99 per credit, with a buyer-side deal costing one credit and a listing-to-close two, falling to $11 per credit when you buy 50. Quiet months cost little and team members are unlimited, but the bill rises in step with volume.
3. By monthly transaction volume
You pick a tier based on how many new transactions you open each month, with unlimited users. Paperless Pipeline is the clearest example: $69/month for up to 5 transactions a month, $190 for 25, $335 for 80, and so on.
4. By active (open) files
You pay by how many transactions are open at the same time, with a set number of seats included. This is how Closingbird prices: Solo covers 15 active transactions, Team 60, and Brokerage is unlimited. Closed files stop counting, so what matters is your peak number of open files, not how many you close in a year.
5. Annual plans, onboarding fees and quotes
Some vendors sell annual plans with a one-time onboarding fee: Nekst Solo Pro is $790/year plus $299 onboarding. Others publish only a starting price or nothing at all. SkySlope's suite "starts at $340/month" and is otherwise quoted; BoldTrail BackOffice and Lone Wolf don't publish current prices.
Worked examples: what three businesses would pay
These examples use only prices published on vendor pages as of September 2026, before tax, discounts or promotions. To keep the arithmetic comparable, we assume each file is open about 40 days, so a business opening 10 files a month has roughly 13 open at any time.
Scenario 1: a solo TC opening 10 files a month
About 13 files open at once, one person, no need for a brokerage back office. Assume all ten are buyer-side, which is the cheapest case for per-deal pricing.

Best for: brokerages with many agents who all need access.

Users are unlimited, billing is month-to-month and setup is free; any cost for its early-access AI is unpublished.

5. Nekst: annual plans with onboarding
Best for: TCs happy to commit for a year in exchange for a lower monthly equivalent.
Price: Solo Lite free (5 transactions); Solo Pro $790/year + $299 onboarding; Team Pro $1,990/year + $399 onboarding; extra admin seats $49/month, team-member seats $19/month.
Solo Pro works out to $65.83 a month, or $90.75 a month across the first year once onboarding is included. We found no built-in e-signatures, so budget for a signing tool.
Where it shines: a free tier to test with; a low monthly equivalent once past year one.
Watch out for: upfront annual payment and onboarding fees.
6. Dotloop and AFrame: per user
Best for: agents and teams who need forms and e-signature (Dotloop) or a CRM and transaction management together (AFrame).
Price: Dotloop: free for 10 lifetime transactions, Premium $34.99/month or $28.67 billed annually, Teams and Business+ by quote. AFrame: from $54/user/month.
Dotloop reviewers on Capterra mention a 12-month contract that is hard to exit, so read the terms.
Where it shines: low entry price (Dotloop); CRM included (AFrame).

7. Transactly: per transaction, as a service
Best for: agents who want to outsource coordination rather than buy software.

The price buys a licensed coordinator's work, so compare it with a TC's per-file fee.
Where it shines: no staff to manage; pay per closing.

8. SkySlope, BoldTrail BackOffice and Lone Wolf: mostly by quote
Best for: brokerages that need compliance suites or back-office accounting and expect to negotiate.

SkySlope's DigiSign and Books are add-ons. Lone Wolf's last published standalone price, $179–$199 a year, dates from 2022, so check whether your association already includes it.
