Close more deals without missing a deadline.
Closingbird reads your purchase contract, tracks every contingency and closing date, and reminds you before each one, so you can spend your time with buyers and sellers instead of spreadsheets.
You got into real estate to sell homes, not to track paperwork.
I almost let an inspection contingency lapse.
Every contingency has a date and an owner, and you get a reminder before it's due.
My clients text me every day asking where things are.
Give them a private status page that shows progress and what's next.
I don't have a TC, and I can't keep up.
Closingbird does the setup for you: dates, checklist and documents from the contract.
Upload the contract. Get every date.
Closingbird suggests each deadline, party and amount from the executed agreement. You check them and confirm in a couple of minutes.
- Contingencies, earnest money, loan and closing dates in one place.
- Business days or calendar days, counted the way your contract says, skipping weekends and federal holidays.
- When an addendum moves a date, the dates that depend on it move too.
Clients who know what's happening
Text clients from the file, keep their replies on the file, and share a status page they can check any time.
- Texts and emails kept on the transaction, not scattered across your phone.
- A private status link for buyers and sellers, with no login.
- Upload links so clients send documents straight to the file.
From signed contract to organised file in minutes
Upload the contract
Drop in the executed agreement, upload a batch, or let an agent send it through your intake link.
Check the dates
Every deadline, party and amount is suggested with the rule behind it. You check and confirm them.
Everyone stays on track
Checklists, document requests, reminders and texts go to the right person before each date, not after.
Close and keep it
Submit for compliance review, track commission, and archive the complete file with every document.
Frequently asked
Do I need a transaction coordinator to use Closingbird?
No. Solo agents use it to set up and track their own files. If you work with a TC, invite them and you'll both work from the same file.
Will it work with my state's purchase agreement?
Closingbird reads the executed agreement as a PDF, along with counter-offers and addenda, and suggests the dates it finds. Forms differ by state, so you always review and confirm the dates before they're used.
Does my client need to download an app?
No. Clients get texts, emails and private links to upload, sign or check status in their browser.
What does it cost?
Plans start at $49 a month after a 14-day free trial, with no card needed to start. See the pricing page for details.
