Create your first transaction
Add a transaction, upload the executed contract and let Closingbird set up the deadlines, checklist and parties.
A transaction in Closingbird is one deal: its deadlines, checklist, documents, parties and messages in one place. The fastest way to set one up is to give it the executed purchase contract.
Create it
- Open Transactions from the sidebar.
- Click New Transaction (top right). On an empty account the button reads Start from a contract.
- Give it a Title, for example the property address.
- Choose who you're Representing: Buyer side, Listing side, Both sides, or Not sure yet. This decides which checklist steps are added.
- Drop the executed contract (PDF) into Contract. It's optional, but it's what does the setup for you.
- Click Create Transaction.
You'll see it upload, then Extracting deadlines & documents with AI. After about 20 seconds it tells you how many deadlines and documents it found, or that it's still finishing in the background. Click View Transaction to open it.
Check what it found
The contract reader fills in the property address, purchase price, earnest money, acceptance date, the deadlines in the contract and the people on it. Nothing waits for you to approve it, so give the file a quick read:
- Open Edit details to check the Acceptance date and Closing date.
- Look down the Deal Trail. Hover a deadline's name to see which document it came from.
- If a date is wrong, click the pencil on its row and correct it. See Change a deadline or key date.
You're the lead on transactions you create. To hand one to a teammate, click Lead in the transaction header.
Adding documents later
Click Files in the transaction header and drop the file into Attachments. Every PDF you add is read too, so an addendum that moves a date updates the file.
